Tenant Finding
We will actively acquire a suitable tenant who will be referenced fully via the professional referencing company 'Homelet'.
Upon receipt of a satisfactory reference we shall then proceed with the tenancy by drawing up the inventory, including colour photographs, & the assured short hold tenancy agreement.
We shall collect the first months rent & a months rent as a security deposit upon the handing over of the keys to the tenant.
We shall then ensure that this money is transferred to you as soon as possible (minus our fee!)
The cost of this service is 50% of the first months rent.
Whilst we are not managing your property we are always here to help.
Full Management
This will include everything as set out above but will also include:
Collecting your rent each month & paying it directly to you or to your account including a statement showing paymets which have been made.
The holding of the deposit & dealing with any disputes when the tenants leave.
Us speaking to the utility companies to inform them of any change of tenants.
Us dealing with and maintenance problems at any time of the day or night.
The issue of any notices to the tenant if required.
Us visiting the property every 3-4 months to ensure that the tenants are keeping the property in a satisfactory manner. We will send our a full written report to include photographs where appropriate.
Us signing out the tenants when they decide to leave and the returning of the deposit.
The cost for this service is 8% of each months rent & an initial arrangement fee of £145.00.
Before you can rent your property
Before we will undertake any lettings we insist that landlords have any gas applicances in the property checked by a corgi registered engineer. The is a statutory requirement when renting out your property. Electric checks are still not compulsory, however, it is best practice to have these done.
If your property is furnished then the furnishings must be in accordance with the current fire regulations. There should be a label attached which states this.
If you are an overseas landlord you will need to register with the Inland Revenue & we shall liase with you regarding their requirements.
