Ensure all paperwork in place e.g. gas safety certificate, PAT tests, EPC and electrical checks
Professional Inventory carried out by an Inventory clerk (as recommended by the DPS)
Check in also carried out by the Inventory Clerk and is charged at an additional cost starting from £55.00
Lodging the deposit with The DPS (required by law)
Preparing the DPS Prescribed Information Document and completing this with the tenants
All copies of paperwork then forwarded to the Landlord to manage

Referencing Fee for Additional Adults Charged at £75.00 per person

This includes a full reference from Homelet including credit check and employers reference

Check in Fee Starts at £60.00 depending on the size of the property
This is carried out by an independent inventory clerk who will go through the inventory room by room with the tenants, read the meters, test the smoke and carbon monoxide detectors with the tenants and record them as working from the start of the tenancy (a legal requirement now) and release the keys to them. This service is recommended by The DPS and helps should you need to make a deduction from the deposit at the end of the tenancy however we find that this service minimises the amount of disputes we have with tenants when they vacate.

Check Out Fee Starts at £65.00 depending on the size of the property
The inventory clerk will return and go through a similar process as above by going through the inventory room by room with the tenants and noting any damage caused during the tenancy obviously taking fair wear and tear into consideration, they will also collect the keys and read the meters. In the event of deductions needing to be made and the tenants not agreeing this report is vital to send to The DPS as evidence to assist the adjudicators in their decision.

Contract Renewal Fee for periodic tenancies or renewals of either 6 or 12 months £65.00 for managed properties £150.00 for non managed properties
